The real key to making new insulation work is to address all 3 types of heat: radiant, convective, and conductive. This helps you address The Stack Effect, which is the building science explanation of how it all works. 

The problem with most insulation removal jobs is that the new insulation only addresses conductive heat, which is possibly the least important part of the 3 types of heat. Conductive heat is blown or batt insulation itself. 

To be effective, you must first address convective heat, which involves air sealing a ton of places. And preferably addressing all three types of heat by converting to a spray foam encapsulated building envelope.

Stellrr did an amazing job on insulating my completely gutted "A" Frame [cathedral ceiling] house. I had some special requests and they didn't complain, the just foamed it up. After the remodel the electricity bills are 1/2 of what they used to be. Commonly Asked Insulation Removal Questions

According to statistics from EPA's Energy Star Association, energy bills can be cut by 30-50% with a properly sealed building envelope versus a vented one. The initial cost of the spray insulation should be seen as an investment as it will pay for itself over time. Sealing air leaks at the top of the building (the attic) is way more important than addressing the exterior walls. Check out my content on The Stack Effect. 

Absolutely! The biggest expense when converting an attic would be to install closed cell foam instead of open cell foam. In northern climate zones closed cell is required. However, in central Texas open cell is the primary foam. Using open cell drops the cost of foam by 1/2.   Other than this item, what we include in our proposals is what is required to do the job right. And it is best to do it right, or not do it at all. 

The price depends on the size of the attic, scope of work required to do it right, and the difficulty of the work. We have fixed pricing and do not charge more for nicer parts of town. Everyone gets the same rate. With that said, you can see the 3 main project types pricing above. 

Stellrr uses an industrial sucker. It is like a mini jet engine. Actually, it is just a huge 23HP vacuum. We bring a 4-inch tube into the attic and suck the insulation out of the house, to our vacuum, and into a container. Our super safety process minimizes airborne dust, allergens, carcinogens, asbestos, pesticides, and mold from entering your living area. Yes, your attic insulation can harbor mold seeping into and damaging your home's indoor air quality.

We use a proprietary Dumposaurus DinoCover to ensure that when we remove damaged insulation, it does not blow all over the neighborhood. Some companies blow the old insulation into large cotton bags. (Not the black plastic bags full of debris that cannot be vacuumed). The problem with vacuum bags is they tear easily and fill up quickly. This can result in insulation blowing all over the neighborhood. Not great work results. It also greatly slows the removal process because the vacuum bags have to be changed every 20 minutes. I do make the Dumposaurus DinoCover available to competitor Insulation Contractors.

Insulation is like a giant air filter for your house. Each year it collects pollen, dust, and other allergens. The allergens change the color of the insulation.

 

Building science concept called "The Stack Effect" shows that those contaminants will make their way into your home, breathing air during the warm months.

 

Many people start considering attic insulation removal in Austin when it is mold, fire, water, or rodent damage. Also, fiberglass insulation is filled with carcinogens like formaldehyde. I recommend learning about removing damaged insulation from the attic space. Then replacing it with clean, healthy, air sealed new insulation materials.

Now it is time to fix the "Problem Building Assembly" with the prescribed solutions. Get your attic insulated again. In Attics, we install high performance insulation with All Boric Cellulose Insulation, or convert to a Spray Foam Encapsulation.

Every year allergens enter your home's attic through roof vents, gable vents, soffit vents. In comes the mold, allergens, cedar pollen and other nasty stuff. Plus if you ever had rodents, pest, mice or insections live in your attic, you have their feces and urine remaining in your attic.

 

When you understand The Stack Effect, you know that nasty stuff and other contaminants are coming into your indoor breathing air.  

The cost of attic decontamination will vary depending on the severity of the contamination. For example, cleaning up after raccoons may be more extensive. If the urine has penetrated into the ceiling drywall, the odor may be very hard to remove without replacing the drywall.

 

However, sterilizing and sanitizing an attic within Austin usually starts at $0.50 per sq ft of attic for fecal and urine. If there is mold or other fungal growth, you are looking at a minimum of $2 per sq ft for treatment.

The market is flooded with companies trying to help uneducated homeowners with their attic insulation replacement & restoration.

Often times, the work that these contractors do does more harm than good. It is unintentional harm, but these contractors (Insulation, Pest Control, HVAC, Restoration) just don’t know any better.

 

Most contractors focus on vacuuming out the contaminated insulation and replacing it with fiberglass. Allowing a contractor to simply re-install insulation without fixing the attic problems is a costly mistake.

 

You should hire a contractor who will remove the insulation, do attic cleanup and decontamination, then install the proper solutions (above) to fix the problems with your attic for home comfort & energy savings.

There are many reasons to have the insulation in your attic replaced or restored. Here are a few:

  • Pest & rodent infestation (rat, raccoon, squirrel, scorpion).
  • Mold & fungus grown in the house or attic.
  • Old allergen filled insulation.
  • Damaged, or insufficient insulation coverage in attic.
  • Uncomfortable rooms (removal required to air seal & replace).

Sure. You could. But each person who has tried DIYing it, has told us what a mistake it was. It is so hot in attics that it takes weeks for our men to acclimate to it. Plus you really need the right equipment. We use 23 horse power vacuums and blow it into large dumpsters. People who DIY have used shop vacs. The difference is 1,000 sq ft per day of removal versus 100 sq ft per day DIY.

A few questions to keep in mind: 

  1. How to handle pest and rodent infested insulation to avoid fecal matter diseases?
  2. What is the proper way to safely remove asbestos, and where must asbestos go once removed?
  3. What is the proper personal protective equipment for you to wear?
  4. How do you avoid damaging the ceiling or stepping through the ceiling?

Batt insulation requires a different process that involves 55g plastic contractor bags being brought into the attic. The infected insulation is safely placed in the bags, sealed up, and remove insulation from the building. It is placed in the dumpster when the vacuum is turned off. This method still requires professional level safety processes to avoid health hazards and contamination.

Do you want to amplify the amount of allergens, rodent poo, and chemicals coming into your indoor air? Old insulation removal is essential to creating a clean, healthy, safe living space inside. You cannot air-seal an attic without removing insulation.

 

Are you selling your home, and just want to top it off? Frankly, covering up the problem is not the right thing to do.

 

When you have damaged insulation, it looses its effectiveness at blocking heat transfer and air sealing. Adding insulation on top of the old is like "Putting Lipstick on a Pig." It may look better, but it will not fix comfort or energy savings issues. Check out the video to see why.

 

A professional can do 1,000 square feet in a few hours. At Stellrr, we have 2 vacuums at 23HP each, with the capability of having 3-4 workers vacuuming at the same time. The insulation upgrade process takes longer with attic debris and fecal matter. Debris in the attic makes the job harder. It clogs hoses, punctures hoses, and can result hose replacement. Doing an excellent job at removal is much slower than new insulation installs. But just remember in Austin TX it gets 150 degrees in the attic, which is deadly. So if old fiberglass insulation removal doesn't go perfectly as planned on the timeline, don't be surprised.

Insulation removal prices in the Austin Texas area range from $2,300 to $3,500 per 1,000 sq ft of crawlspace or attic insulation removal. So if you have insulation removed and new insulation installed, then you will have no problem meeting the minimum. These home services of old or damaged insulation removal will pay for itself with savings on your energy bills with proper new insulation installation. A rolloff container will need to be rented for proper disposal of old and ineffective insulation. Those cost about $500 each. I’m often asked how to do attic cleanup and decontamination. The process is straightforward. Here is the general cleanup and decontamination process:

 

  1. Get the raccoons or rats out of your attic.
  2. Seal up entry points.
  3. Remove the breeding grounds and insulation.
  4. Decontaminate using fog sterilization and deodorizer.
  5. Fix the home comfort and energy savings problems.
  6. Install pest and fungal-resistant insulation.

Whether or not your homeowner’s insurance will cover attic restoration will depend on the specific policy of your insurance company. It will also depend on what type of damage was done. For example, if you had fire or water damage, you have a good chance of them chipping in to do minimal repairs. But with animal infestation cleanup from wildlife damage, you are not likely to get help.

 

The best bet is to get your insurance agent on the phone to explain coverage with your insurance policy.

The cost to replace attic insulation and restore it in Austin TX will depend on the square footage of the attic, difficulty of access for removal, amount of stuff (feces, mold, debris) in the insulation, and thickness of insulation to remove.

 

In Austin TX, we see insulation removal prices starting at $2.35 per sq ft with a $1,500 removal minimum. This would include the cost of a dumpster for hauling away and disposing of the contaminated insulation.

 

After the removal is done, you then have to look at the cost to fix the attic and re-install insulation properly. The cost to fix the attic ranges depending on what you need to have done.
