Space Age Cleanse

Stellrr guarantees that you will achieve the maximum possible energy savings and comfort when doing the Space Age Cleanse full system.

The full system requires old insulation removal, R25 spray foam installation, and ignition barrier coating. The system also requires ShipShape active monitoring with the SaniDry dehumidifier, HVAC, duct, and room monitoring. For the best HVAC performance, a compatible thermostat should be installed.

Stellrr’s goal is to serve you for life. Most contractors don’t answer the phone after payment.

With the full system, Stellrr GUARANTEES the following RESULTS…

Your attic temp during the summer is 135-155 degrees when it is 75 inside the house. Stellrr will drop your attic temp to about a 1-12 degree difference from the temperature inside your house during the cooling season. This means your attic temp will be 75-85 if the inside cooling temp is 75 degrees. This is achieved by installing R25 spray foam on the roof deck and sealing the attic to the exterior top plates. This air sealing stops interior air leaking outside the building envelope.

 

Only 70-80% of the air pushed through your air ductwork enters the house. Meaning 20-30% is lost. With a spray foam encapsulated envelope, about 93-99% of that leakage will stay within the foam-encapsulated envelope.

 

The air from the far register (within the spray foam encapsulated envelope) will be no more than 5 degrees different from the Air Handler’s temperature. This is actively monitored through ShipShape. Delivering the right temperature air has a major impact on room temperatures.

 

Every home is different, and each homeowner uses their electricity differently. We cannot guarantee how much will be saved on a utility bill. However, it is usually a 25-50% reduction because the HVAC system requires less energy.

 

Exclusion. Room temperature items we cannot control include electronics running in the room that raise the temperature more than other rooms. Also, we cannot control heat gain from windows or doors. We cannot control rooms under positive air pressure unless hired to do jumper ducts or wall jumper registers. This means we cannot control the room’s ability for return air to escape to feed the air handler and allow more air to go into that room.

Currently, particulates in the attic are entering the home’s inside air. Meaning that mold spores, pollen, animal poo, and fiberglass are entering the home. We will remove the existing infested insulation. This will eliminate 95% of the particulates coming from the attic into the home. However, this does not impact particulates entering through open windows or doors.

The attic humidity fluctuates based on the outside humidity and un-ducted bath fans blowing humidity into the attic. Much of the year, it may currently be 70-80%, which is a favorable mold growth environment. The attic will be more humid after converting to spray foam because the HVAC won’t work as long. With one SaniDry per ~ 1,500 sq ft of attic and the SaniDry having air exchange with any smaller attics, we can guarantee the humidity will stay under 60%.

 

If ShipShape active monitoring is turned off, we cannot monitor that the SaniDry is powered and working, which would void this part of the guarantee. With ShipShape, we can guarantee that the humidity stays below a favorable mold growth zone; therefore, no mold will grow. SaniDry comes with a 60-month manufacturer warranty. After that time, if the SaniDry ever needs to be replaced, the cost of the new unit would not be covered in the guarantee.

With the Ignition Barrier installed, the foam will pass inspection with any code official, fire marshall, and insurance adjuster. An ignition barrier is code required. While there are other testing methods, like Appendix X (sugar foam) and corner burn testing, they are not IECC code-approved. Without a code-approved ignition barrier, any insurance claims may be denied, and any injury liability would be on the person hiring Stellrr.
The ~ R-25 spray foam and combustion ventilation closets will pass code inspections based on the IECC codes used in 2023. We cannot speak to any future code changes, like increasing the performance code to R30, which is unlikely to happen.

When Stellrr is hired to implement the full system, Stellrr guarantees these items. If Stellrr’s work fails in any of these five areas, we guarantee we will make it right by fixing it until it does meet these specifications. If we make a mistake on contracted work, we want to make it right, regardless of how long from now the problem is found. Do it right. Make it right. Guaranteed.

 

Each of the five ingredients makes up the recipe for success; declining one ingredient will limit and change the guarantee.

Changes made to the system by any person, animal, or act of God that damages the and of the five ingredients of the system. The guarantee and warranty can become valid again after any appropriate repair is complete. These repair costs are not covered under warranty if the alteration was made after Stellrr's installation. Damages are often covered by homeowners insurance. Further, the professional involved with the damage can be required to fix it as part of their contract with the homeowner.

Stellrr's Smart Money Guarantee states that you will recoup the money you invested in the R-25 spray foam Energy Efficiency within 10 years, or we will refund the difference.

 

Problem Building Assembly ingredients include removal, dehumidifier, ignition barrier, etc. These ingredients do not impact energy efficiency, so the costs are excluded from the Smart Money Guarantee. However, they must be fixed to make the home safer, improve air quality, and prevent attic mold.

CleanSpace Cleanse

Stellrr guarantees the performance of the CleanSpace Cleanse full system.

Stellrr, warrants the CleanSpace crawl space liner to be free from holes and tears for 25 years, or the Stellrr will repair at no charge. The CleanSpace system is warranted to actively manage humidity in a dirt crawl space, with an installed SaniDry dehumidifier system.

The full system also requires ShipShape active monitoring with the SaniDry dehumidifier, WaterWatch alarm, and two-room monitoring. For the best HVAC performance, a compatible thermostat should be installed.

Meaning that mold spores, pollen, animal poo, and fiberglass are entering the home. We will remove the existing infested insulation. We will separate the ground from the house with the CleanSpace encapsulation. This will eliminate 90% of the particulates coming from the crawlspace into the home. However, this does not impact particulates entering open windows, doors, or the attic.

Wood rot is very common in vented crawlspaces. Vented, dirt crawlspaces create a favorable environment for wood rot as moisture is wicked from the ground and into the lumber.

 

Stellrr moves the thermal and air barrier from your lumber flooring system to the ground. We bring your pier and beam system within the building envelope, allowing us to monitor and control the environment.

 

Stellrr guarantees that the lumber within the encapsulated crawlspace will maintain a low moisture content below 18%, with the goal of moisture content between 7-14%.

 

When the lumber moisture content is above 19%, it is ripe for rot, eventually resulting in having to replace the flooring system.

 

SUBFLOOR FOAM WARNING: A commonly requested solution is to spray closed-cell foam to the underside of the subfloor. This solution can keep your feet warm but puts your home at risk structurally. Currently, the moisture from the ground passes through the subfloor and into your home. However, moisture can no longer leave the crawlspace when closed-cell foam is sprayed onto the subfloor. The moisture is then trapped in the pier and joists of the home. This causes the exposed lumber moisture content to shoot up and rot out the entire flooring system much faster.

 

VINYL FLOOR WARNING: Likewise, vinyl flooring should never be installed in a pier-and-beam home unless the crawlspace is encapsulated. Vinyl works like closed-cell foam being sprayed onto the subfloor. Vinyl acts as a vapor barrier and rots out the entire flooring system unless crawlspace moisture is managed right.

 

Your vented crawlspace temp is currently the same as the outside temp. In winter, your crawlspace and plumbing pipes are at freezing temperatures.

 

Stellrr will regulate your crawlspace temp to about a 0-12 degree difference from the temperature inside your house. This means your crawlspace temp will be 75-85 if the inside temp is 75 degrees. This is achieved by installing R13 closed-cell spray foam to the exterior skirting walls and rim joist. Plus, installing the CleanSpace liner on the dirt crawlspace floor. This vapor and air sealing stops outside air leaking inside the building envelope.

 

Every home is different, and each homeowner uses their electricity differently. We cannot guarantee how much will be saved on a utility bill. The first energy-saving step is doing the Space Age Cleanse in the attic, which is an A priority. The second step is to do the CleanSpace Cleanse, which is a B priority. The attic has the most significant impact on energy savings.

 

However, with CleanSpace, it is usually a 10-25% reduction because the air inside the home is no longer freely leaking outside the building envelope through the floor. You have our Clean Energy Guarantee. You will save at least 10% on the heating costs with the CleanSpace system, or we will pay you the difference the first 3 years after installation.

The CleanSpace encapsulation with a dehumidifier and applicable combustion ventilation closets will pass code inspections based on the IECC codes used in 2023. We cannot speak to any future code changes.

When Installed with a Complete Drainage System, the CleanSpace will be free from groundwater on top of the liner.

 

The complete drainage system requires DimpleMatting, SmartPipe Perimeter Drain, and SmartSump.

 

The homeowner agrees to keep gutters clean, downspouts extended, and keep grade outside pitched away from the house to prevent ponding near the foundation.

 

SmartSump pumps are covered under a separate manufacturer’s warranty, which is 12 months from installation. Failure of any pump for any reason is outside the scope of this warranty.

 

With ShipShape active pump monitoring and recommended annual maintenance, most pump problems can be avoided. With ShipShape, we can monitor that the pump is working, how many gallons are pumped, if it is being overworked, and more.

Organic materials decomposing under the home cause significant odors when air transfers from the crawlspace into the home. Stellrr guarantees that with the CleanSpace system, we will create an environment that prevents further decay of organic material in the crawlspace. Without replacing all of the lumber in the piers, beams, and subfloor, the odor from organic decomposition cannot be eliminated. However, the odors can be reduced.

 

A. As part of the CleanSpace Cleanse, Stellrr creates a humidity-managed environment that dries out the lumber, preventing further rot and mold. This is usually a 70% chance of reducing odors to an acceptable level. The HVAC system is intended to remove odors from the home’s air. The HVAC must have the “fan” mode set to at least 15 minutes and up to 60 minutes per hour. Circulating and filtering results in odors being extracted.

 

B. With the CleanSpace Cleanse and the Radon Gas Mitigation system, we have an 80% chance that acceptable odor levels can be created. This is achieved by putting the crawlspace under slightly negative pressure. This system pulls air downward out of the house and crawlspace constantly so that the decomposing organic material particulates are not going up into the home’s air space. Radon Gas itself is not found in central Texas at levels requiring mitigation.

 

C. With A, B, and C, we have a 90% chance of acceptable odor levels. The lumber in the crawlspace that has decomposed can be scrubbed, sanded, and cleaned to remove the outer layer of wood. This step must be done after the CleanSpace system is installed. A third-party mitigation company performs this level of scrubbing.

 

D. After steps A, B, C are performed, closed-cell foam can be applied to the subfloor to reduce air transfer from the crawlspace to the living area. Subfloor closed-cell foam should only happen after scrubbing. Installing subfloor closed-cell foam permanently traps odors between the foam and the inside breathing air.

This Basic Warranty covers CleanSpace jobs with the CleanSpace liner, DimpleMatting, SaniDry, and Closed Cell on the Skirting and Rim Joist. A Basic CleanSpace project. 

The installing dealer warrants the CleanSpace™ crawl space liner to be free from holes (quarter size or larger) and tears for 25 years, or the dealer will repair it with CleanSpace Tape at no charge.

The CleanSpace™ system is warranted to reduce humidity in a dirt crawl space when installed with a SaniDry Dehumidifier System (per 1,500 sq ft coverage area).

The Cleanspace System is warranted to be free from groundwater on top of the liner when a complete drainage system (including a perimeter Smart Drain, a SmartSump, and Dimple Matting are installed)*

Warranty does not include damage from ABUSE or moisture from condensation. (*Does not include pump failure or acts of God.) There are no other warranties expressed or implied.

 

Damage from alterations, misuse, or abuse by any person; ordinary wear and tear; or problems caused by lack of maintenance. Damage resulting from your failure to observe any operation instructions. Any item furnished, installed, modified, altered, or repaired by you or anyone other than the Contractor.

Limited Warranty

When Stellrr is hired for work that is NOT COVERED UNDER THE Space Age Cleanse Full System or the Cleanspace Cleanse Full System, then this is the warranty covering that work.

All Services will be performed with good or new materials in a good workmanship-like manner. All Products supplied will include any related manufacturer-issued warranties. We will not be responsible for any Product defects unless we provide an additional written promise. 

All Services performed and materials supplied will be free from defects for two (2) years after installation. This warranty is effective upon payment of all sums due and is transferable to subsequent owners of the Premises if we are notified in writing within thirty (30) days after transfer. 

Unless a separate written guarantee or warranty is specifically provided, this is the only warranty that applies and is made instead of all other representations, guarantees, and warranties, expressed or implied. In our sole discretion, we agree to repair or replace any defective Services or materials if we receive written notice of such defects by certified mail and verify that such defect exists. 

We specifically disclaim all other warranties, express or implied, including, without limitation, the warranty of merchantability and fitness for a particular purpose. 

Limited warranty does not cover damage from fire, water, storm, pests, acts of God, or other unforeseen causes or accidents. Damage from alterations, misuse, or abuse by any person; ordinary wear and tear; or problems caused by lack of maintenance. Damage resulting from your failure to observe any operation instructions. Any item furnished, installed, modified, altered, or repaired by you or anyone other than the Contractor.

We often find that when people have not read the notice, which is a condition of service, they have concerns because they are not familiar with the process. They are not aware of what the standards are or if we are doing our job right. It’s okay. What we do is very unique, and we want to set you up for success.
