Options to Fix Your Attic

1. Install Aluminum Foil Radiant Barrier

Slight reduction in radiant heat (1 of 3 types of heat). Creates a more attractive place for pests & insects The install process tramples (destroys) existing insulation. Foil is easily damaged. A temporary solution.

2. Add Insulation Layer On Top Of Existing

Hides problems in the building assembly, electrical, plumbing, ventilation, drywall, etc. Any future remodel, wiring, or plumbing work will trample the attic floor insulation. Traps existing & future toxins. Amplifies the intensity of toxins coming inside the home since it can't escape.

3. Remove "Carpet" & Re-Blow New Carpet

Insulating without air sealing is Mal-practice. Allergens will collect on new "carpet". No way to clean it. In 5-10 years you need to fix it all again. Doesn't address environment for the ductwork - still hot.

5 PRICE Ingredients of the Space Age Cleanse Recipe

The essential ingredients that many insulation contractors “forget” to estimate because they’re trying to win based on having the lowest price.

1. Energy Efficiency ($2,500 – $4,100)

This ingredient to the system does all the heavy lifting for making your home comfortable and efficient. This is installing the insulation that creates the thermal and air boundary in your attic. Most importantly, this is about moving your air ductwork from a 135* enviroment into a semi-conditioned place that is 5-8* different from the temperature inside your home. 

2. Indoor Air Quality ($1,750 – $2,600)

A pre-requisite to encapsulating an attic is to remove all existing insulation from the attic floor. This means everything nested in your attic insulation is gone as well, all the allergens, feces, and urine. By removing the old, and sanitizing, a fresh clean, healthy enviroment is created. The old allergens that drifted into the indoor air are gone. This dramatically improves indoor air quality for all seasons of the year. 

3. Moisture Management ($1,850 – $2,750)

When the attic is encapsulated, you can now regulate the humidity. “Seal it tight, ventilate it right.” As a home becomes more efficient the HVAC won’t run as much, which means less humidity is removed from the air in the more moderate temperature months. SaniDry is recommended in every Austin area attic to help manage humidity not only in the attic, but in the home below as well. Secondly. all bathroom and kitchen exhaust fans must be ducted outside. If they are currently dumping moist air into the attic, this is a problem we must address as well.

4. Combustion Ventilation ($0 – $1,650)

If your home uses a gas or propane fueled HVAC or Water Heater (WH), we must properly address the combustion requirements. Most HVAC and WH units use the attic for make-up and exhaust air. This is the case for interior closet placed units as well as attic placed units. We create a ventilation system so we can seal the building envelope, while still supplying the required ventilation to the unit. Ventilation allows the unit to function properly, and avoid backdrafting carbon monoxide. 

5. Fire Safety Protection ($1,250 – $2,300)

When installing spray foam (a plastic material) in the home, there are fire safety codes that must be followed. If your attic is more than 30-inches tall and 30-square feet, then an Ignition Barrier is required by building code. If the attic meets other qualifications, a Thermal Barrier is required. We install an intumescent coating to the spray foam. The Ignition Barrier (IB) and Thermal Barrier (TB) coating expands up to 2,000% when it comes into contact with a flame. An IB gives you 5-minutes of protection, while a TB gives you 15-minutes of protection. We also install No-Burn Flue Wraps to protect and separate the spray foam from the hot metal pipes (chimney, flue, ventahood).

Stellrr did an amazing job on insulating my completely gutted "A" Frame [cathedral ceiling] house. I had some special requests and they didn't complain, the just foamed it up. After the remodel the electricity bills are 1/2 of what they used to be. Also it is so quiet, I can't even hear it raining on the roof [because of the spray foam encapsulated attic and roof spray foam insulation in Austin]. The temperature stays very steady and the whole house is always comfortable.

Commonly Asked Attic Questions

According to statistics from EPA's Energy Star Association, energy bills can be cut by 30-50% with a properly sealed building envelope versus a vented one. The initial cost of the spray insulation should be seen as an investment as it will pay for itself over time.

Absolutely! The biggest expense when converting an attic would be to install closed cell foam instead of open cell foam. In northern climate zones closed cell is required. However, in central Texas open cell is the primary foam. Using open cell drops the cost of foam by 1/2.   Other than this item, what we include in our proposals is what is required to do the job right. And it is best to do it right, or not do it at all. 

The price depends on the size of the attic, scope of work required to do it right, and the difficulty of the work. We have fixed pricing and do not charge more for nicer parts of town. Everyone gets the same rate. With that said, you can see the 3 main project types pricing above. 

Sure. You could. But each person who has tried DIYing it, has told us what a mistake it was. It is so hot in attics that it takes weeks for our men to acclimate to it. Plus you really need the right equipment. We use 23 horse power vacuums and blow it into large dumpsters. People who DIY have used shop vacs. The difference is 1,000 sq ft per day of removal versus 100 sq ft per day DIY.

Stellrr accepts payment via cash, card, check, and easy financing. On our financing you can pay a low monthly payment or get the loan and pay no interest. Your Solutions Specialist can review the options with you in person.
